The proposed Carlyon Bay development comprises the transformation of an existing beach site into a large mixed use development, built on an elevated platform behind a new proposed sea wall. Development proposals for the site have seen many iterations over many years comprising predominantly new beach side villas and apartments, and significant sea defence infrastructure.
Commercial Management services were provided in 2011 which supported the client to consider the appropriate mix of uses, phasing and infrastructure. The proposed development comprised at that time Private and Affordable Residential Villas and apartments, Hotel, Pool, Gym, Leisure Facilities, supporting Retail and an Energy Center totaling 2,200,000sqft.
Enabling works were carried out on site comprising removal of existing sheet piling and replacement with new sheet piling to the entire length of the beach. This installation was to facilitate the subsequent construction of the primary and secondary sea defences, including, boulders, two tiered sea wall and promenade. Commercial Management Services were provided for the on-site management of the sheet piling extraction and re-lay. Challenges included site access via a single road that passed through a village, movement of machinery and battling the elements.
